Karen worked with her father, Mr. Alan R. Matroni a respected Florida developer for over 35 years. As an owner/ operator, she has a unique perspective on the balance needed between what is best for the center and what is best for the owner. Karen left a full scholarship doctoral program at the University of Notre Dame to help operate the company due to family health issues. Honing her skills in leasing, property management, budgeting, financial planning, risk management, development and the asset sale process throughout the years, she came to truly love the shopping center industry. She was the property manager and leasing coordinator for six shopping centers and two office complexes totaling over 660,000 square feet owned by her family and other investors. After the sale of the portfolio, she managed another shopping center portfolio with locations throughout the state totaling almost 500,000 square feet. As property manager, she was responsible for all aspects of property maintenance and management. This entailed working with contractors, collection of rents, yearly budget planning and tracking, accounts receivable, accounts payable, scheduling services and tracking expenditures with an eye toward the bottom line and asset value. As the centers aged, the focus became preventative maintenance so that the centers retained their viability in the changing real estate market. As leasing coordinator, she dealt extensively with over 100 tenants from "mom and pop" businesses to industry leaders such as Publix, Winn-Dixie and Albertson's. She was responsible for lease negotiations, tenant build out specifications, tracking and enforcement of all lease covenants and terms and tenant relations and retention. As co-owner of a local company she was able to experience all aspects of how a center should be operated. This gives Karen an edge over other property managers who have never had to "do it all". In addition, Ms. Matroni earned the Certified Shopping Center Manager (CSM) designation from the ICSC in order to expand her education and understanding of the industry. |
